Newly refurbished and completely re-fitted, this attractive detached cottage stands at the heart of Clippesby Hall’s family holiday park. With a cool, contemporary feel and a wonderful sense of space, you start to relax and unwind as soon as you walk in. The generous hall is the ideal place for everyone’s coats and boots after an enjoyable day spent exploring the Norfolk Broads National Park, leading into the comfortable open plan living, dining and kitchen areas.
The kitchen has a good range of appliances including an electric oven and hobs, dishwasher, large fridge / freezer, toaster, kettle and microwave, with all the equipment you need for a large family. The kitchen leads through to a large utility room with a washing machine / dryer and the oil-fired boiler for the all-inclusive central and under floor heating system.
Also downstairs is the main family bathroom with a bath, sink and dual flush toilet together with heated towel rail.
Back into the living area, a large pine dining table seating eight borders onto the generous living area which has comfortable leather sofas, flat screen television including Freeview access and DVD player together with a wall-mounted electric fire.
A door from this room leads out to the rear courtyard, a lovely sun trap, ideal for a picnic, barbeque or early evening drink.
There is 1 large double bedroom downstairs, which has an en-suite wet room including shower, hand basin and toilet. There is plenty of storage space including a wardrobe and chest of drawers, with a door to the side of the cottage. The ground floor of the property is on a single level without any steps and so is particularly suitable for those with restricted mobility.
Upstairs there are 3 additional bedrooms, one large double room with en-suite shower room including hand basin and toilet, together with 2 twin bedrooms, one of which has plenty of room for a cot. All have twin or double aspect Velux windows giving a light and airy feel. There is also a separate toilet upstairs.
The Coach House is fully double glazed, with all inclusive oil fired central and under floor heating, ensuring a warm welcome in the Autumn and Winter. With many rooms having double or even triple aspect windows, it also has a light and airy feel during Spring and Summer. |

Recently refurbished and fitted out to a high standard this large, spacious family cottage sits at the centre of Clippesby Hall’s family holiday park. Looking out onto a private courtyard shared with the Coach House, the open plan living accommodation is ideal for family gatherings. Full of light in the mornings courtesy of the sliding doors and many east facing windows, the Courtyard Cottage lends itself well to both large families and groups who are looking for quality and spacious accommodation in which to get together and relax.
The entrance hall leads into the comfortable open plan living, dining and kitchen areas.
The kitchen has a good range of appliances including an electric oven and hobs, dishwasher, fridge with separate freezer, toaster, kettle and microwave, with all the equipment you need for a large family.
A large pine dining table seating eight borders onto the living area which has comfortable leather sofas, flat screen television including Freeview access and DVD player. Sliding doors from this room lead out to the courtyard, a lovely spot for an ‘al fresco’ breakfast in the morning sun.

In terms of accessibility, it is worth noting that with a step up to each of the ground floor rooms off the main living accommodation, the cottage is perhaps less suitable for those with very restricted mobility.
Upstairs there is a generous landing space looking out towards open farmland which provides an ideal spot for a relaxing few moments away from everyone, perhaps dipping into a good book.
On the first floor are 2 additional bedrooms, 1 large double room, together with 1 twin bedroom, both with ample storage space including a wardrobe and chest of drawers. The main family bathroom is also located upstairs, with a bath, separate walk-in shower, sink and toilet.

Tucked away along their own woodland track and with private parking, these distinctive detached lodges benefit from the best of both worlds – part of Clippesby Hall’s family holiday park with access to all of the facilities and activities on offer, while at the same time combining a sense of separateness enabling visitors to relax amid the peaceful Broadland scenery.
Each lodge is set in its own woodland glade with lovely views over the surrounding farmland and open countryside. A wide variety of birdlife visits the surrounding trees, with deer and rabbits also regular visitors.
Full of light, courtesy of the picture window frontage, the comfortable open plan living / dining room and kitchen has a continental feel. This is complemented by the ‘al fresco’ feel of the decked balcony area at the front of the lodges, which is an ideal spot for an early evening drink and appreciating the tranquillity of the Broads National Park.
Back inside, the kitchen has a good range of appliances including an electric oven and hobs, large fridge / freezer, toaster, kettle and microwave oven, with all the equipment you need for a family holiday. There is also a washing machine / dryer together with all-inclusive oil-fired central heating.
The dining area has a pine dining table seating six and borders onto the living area which has comfortable leather sofas and a flat screen television including Freeview access and DVD player.
Also downstairs is the family bathroom with a bath (shower over), hand basin and toilet.
There is 1 double bedroom and 1 twin bedroom downstairs, each with ample storage space including walk-in wardrobes, as well as 1 twin bedroom on the upstairs mezzanine level, with its loft-type steps and open plan style overlooking the living area, further adding to the continental atmosphere.
With level and ramped access to each lodge, and with the entire ground floor on a single level, the Pine Lodges are suitable for those with restricted mobility, with 1 lodge also having a wet room including shower, hand basin and toilet.

These detached cottages offer comfortable family accommodation with expansive views to the front over open farmland and countryside, setting the wide open Norfolk skies off to magnificent effect.
While occupying probably the quietest position within Clippesby Hall’s family holiday park, guests can expect visits from the varied birdlife that lives on and around the park, including the peacocks which have chosen to make Clippesby Hall their home.
Despite their peaceful location, the cottages also provide easy access to all of the park’s facilities and activities, including our outdoor heated swimming pool and grass tennis courts (open May to September), cycle hire, coffee shop and exclusive pub and restaurant.
A ramped walkway provides access to each cottage, with the generous hallways offering plenty of space for hats and coats after a day spent exploring the many attractions found in the area. Around each cottage are sunny lawns bordered by mature trees and woodland, which is a haven for the varied wildlife that inhabits the park.
Inside, both cottages have living rooms with comfortable leather sofas and flat screen televisions including Freeview access and DVD players, leading through to the kitchen and dining areas. The dining areas have pine tables seating six, with south facing windows looking out into the garden.
The kitchens have a good range of appliances including electric ovens and hobs, fridge / freezers, toasters, kettles and microwave ovens, with all the equipment you need for a family holiday.
Heating is provided by all inclusive electric storage heaters, together with an electric fire for the slightly cooler months.

Offering accommodation for smaller families or couples, these quirky and unusual apartments sit at the centre of Clippesby Hall’s family holiday park, converted from the old stable block. Looking out over the lawns of the old walled garden, each apartment has its own private decked balcony, ideal for enjoying the wonderful sunsets and awe inspiring night skies, or an afternoon in the sun with a good book.
The apartments provide easy access to most of the park’s facilities and activities, including our outdoor heated swimming pool, children’s play area and the Muskett Arms, our bar and restaurant, while the rest of the park’s attractions are not far away.
All the apartments have an external staircase leading to the first floor entrance. Sliding doors lead into the open plan living, dining and kitchen areas. Comfortable leather sofas together with flat screen televisions including Freeview access and integral DVD players provide ideal areas to reflect on the day’s activities and to plan for tomorrow. Each apartment has a pine dining table and seating for four together with a good range of appliances including an electric oven and hobs, fridge / freezer, toaster, kettle and microwave oven, with all the equipment you need for a family holiday.
Heating is provided by all-inclusive electric heaters.
ANGUS is the furthest south of the apartments, with all accommodation on the first floor. It enjoys a very large decked balcony overlooking the lawns and shrubs of the old walled garden. The living area is full of light, owing to the triple aspect windows. A door from the living area leads to a hallway and then doors to the 2 bedrooms, 1 double and 1 twin room, both with east facing windows benefiting from the morning sunshine. The bathroom is fitted with a bath including a shower over, a hand basin and toilet.
FIFE is the middle apartment, with a pine staircase down from the living area to the bedrooms and bathroom, fitted with a stair gate. There is 1 large double bedroom and 1 twin bedroom, with ample storage space including chests of drawers and wardrobes. The bathroom is fitted with a bath including a shower over, a hand basin and toilet.
LEWIS is the furthest north of the three apartments, and as with Fife has a pine staircase down from the living area to the bedrooms and bathroom. The newly refurbished kitchens have a good range of appliances including electric ovens and hobs, fridge / freezers, toasters, kettles and microwave ovens, with all the equipment you need for a family holiday.
The dining areas have pine dining tables seating four and border onto the living areas which have comfortable leather sofas and flat screen televisions including Freeview access and DVD players.

The apartments open onto a sunny, south facing courtyard and seating area, ideal for an ‘al fresco’ breakfast or early evening drink. There is car parking right next door to the apartments, for ease of access, and each double glazed entrance door opens into the open plan living, dining and kitchen areas.
The snug living areas include comfortable leather sofas, flat screen televisions including Freeview access and integral DVD players and attractive wall-mounted electric fires. There are pine dining tables and each kitchen has a good range of appliances including an electric oven and hobs, fridge / freezer, toaster, kettle and microwave oven. In each apartment, a door from the living area leads through to a twin bedroom, with views out through mature trees across open farmland. The en-suite bathrooms are fitted with a bath, a hand basin and toilet.
Skye is a cosy apartment offering ideal accommodation for couples looking for a great value break in the Broads National Park. Situated on the ground floor of the old stables, under the historic clocktower, Skye looks out over the lawns of the old walled garden. With its own swing seat, it is an ideal spot to relax and enjoy the afternoon sun or the magnificent night skies.
The apartment provides easy access to most of the park’s facilities and activities, including our outdoor heated swimming pool and the Muskett Arms, our bar and restaurant, while the rest of the park’s attractions are not far away.
A double glazed sliding door provides access to the open plan living / dining area, which has a comfortable leather sofa together with flat screen television including Freeview access and integral DVD player providing an ideal area to reflect on the day’s activities and to plan for tomorrow. There is a pine dining table and seating for two together with a galley-type kitchen offering a good range of appliances including an electric oven and hobs, fridge with freezer compartment, toaster, kettle and microwave oven.
The double bedroom is located at the back of the apartment, and with its large east facing window the morning sun floods this room with light.
